- "Dispute" refers to any formal challenge to content accuracy initiated through our dispute resolution system.
- "Verified" refers to content or users that have undergone our verification processes, including college email verification or lease document verification.
2. Eligibility
2.1 Age Requirement
You must be at least 18 years old to use this Platform. By using our services, you represent and warrant that you are of legal age.
2.2 Account Registration
Some features require account registration. You agree to provide accurate, current, and complete information during registration and to update such information as necessary.
2.3 Account Security
You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.
2.4 One Account Per Person
Each individual may only maintain one account. Creating multiple accounts to circumvent restrictions or manipulate reviews is strictly prohibited.
3. Platform Purpose
3.1 Information Sharing
Judge My Landlord provides a platform for tenants to share their rental experiences and for prospective tenants to research landlords and properties.
3.2 Not Legal Advice
Content on this Platform is for informational purposes only and does not constitute legal, financial, or professional advice.
3.3 User-Generated Content
Reviews and ratings are user-generated content and represent the opinions of individual users, not the views of Judge My Landlord.
Important: We do not verify the accuracy of all reviews. Users should conduct their own research before making rental decisions.
4. User Content
4.1 Content Ownership
You retain ownership of content you submit, but grant Judge My Landlord a non-exclusive, worldwide, royalty-free license to use, display, and distribute your content on the Platform.
4.2 Content Responsibilities
By submitting content, you represent and warrant that:
- You have the right to submit the content
- The content is based on your genuine experience
- The content does not violate any laws or third-party rights
- The content does not contain false statements of fact
- The content does not contain personal attacks, threats, or harassment
4.3 Content Removal
We reserve the right to remove content that violates these Terms, our content policies, or applicable law, with or without notice.
5. Review Standards
5.1 Honest Reviews
All reviews must be based on genuine rental experiences. Fake reviews, paid reviews, or reviews from non-tenants are prohibited.
5.2 Prohibited Content
Reviews may not contain:
- False statements: Knowingly false factual claims about landlords or properties
- Defamation: Statements that damage reputation through false facts
- Personal information: Private details about landlords not relevant to tenancy
- Discrimination: Content targeting protected characteristics
- Threats: Any threatening or violent language
- Spam: Repetitive, promotional, or irrelevant content
- Illegal content: Content promoting or describing illegal activities
- Profanity: Excessive profanity or vulgar language
- Competitor attacks: Reviews intended to harm competing landlords
5.3 Review Editing
Users may edit their reviews at any time. Edited reviews will be marked as edited with a timestamp.
5.4 Verification Badges
Reviews may display verification badges indicating:
- Student Verified: Reviewer verified through college email
- ID Verified: Reviewer verified through government ID
- Lease Verified: Tenancy verified through lease documents
Verification increases credibility but does not guarantee review accuracy.
6. Dispute Resolution
Our Commitment: We are committed to fair dispute resolution and take all complaints seriously.
6.1 Dispute Process
Landlords may dispute reviews through the following process:
- File a Dispute: Submit a formal dispute through your landlord dashboard
- Provide Evidence: Upload supporting documentation for your claim
- Reviewer Response: The reviewer will be notified and given opportunity to respond
- Admin Review: Our team will review all evidence and make a determination
- Resolution: The dispute will be resolved with appropriate action taken
6.2 Dispute Outcomes
Possible outcomes include:
- Review remains unchanged (dispute rejected)
- Review edited to remove specific content
- Review removed entirely
- Reviewer account suspended or terminated
6.3 Evidence Requirements
Valid evidence for disputes includes:
- Lease agreements and contracts
- Communication records
- Official inspection reports
6.4 Timeline
We aim to resolve all disputes within 14 business days, though complex cases may require additional time.
6.5 Appeals
Either party may appeal a dispute decision by:
- Submitting new evidence: Previously unavailable documentation
- Identifying errors: Pointing out factual errors in the decision
- Requesting review: Asking for a senior administrator review
- Timeline: Appeals must be filed within 30 days of the original decision
6.6 Frivolous Disputes
Repeatedly filing frivolous or bad-faith disputes may result in loss of dispute privileges or account termination.
6.7 Legal Action
Our dispute resolution process does not prevent either party from pursuing legal remedies. However, we encourage using our process first.
7. Landlord Rights
7.1 Profile Management
Verified landlords may:
- Claim and manage their landlord profile
- Respond publicly to reviews
- Update property information
- Access analytics about their profile
7.2 Response Rights
Landlords have the right to respond to any review. Responses will be displayed alongside the original review.
7.3 Verification Benefits
Verified landlord accounts receive a verification badge and priority in dispute resolution.
7.4 Premium Features
Premium landlord subscriptions provide additional features including enhanced profile customization and priority support.
7.5 Property Claims
Landlords may claim properties they own or manage. Claims require verification through documentation.
8. Identity Verification
Optional: Identity verification is optional but provides enhanced credibility for reviews.
8.1 Verification Methods
We offer several verification methods:
- College email verification (.edu addresses)
- Government ID verification
- Lease document verification
- Utility bill verification
- Property deed verification (for landlords)
8.2 Data Handling
Verification documents are:
- Encrypted during transmission and storage
- Reviewed only by authorized personnel
- Deleted after verification is complete
- Never shared with third parties except as required by law
8.3 Third-Party Verification
We use trusted third-party services for identity verification:
- Services comply with privacy regulations
- Data is processed securely
- Verification results are shared only as pass/fail
- Users consent to third-party processing during verification
- Service providers are contractually bound to data protection
8.4 Verification Disputes
If verification is denied, you may:

13. Termination

- Repeated frivolous disputes

13.3 Effect of Termination
Upon termination, your right to use the Platform ceases immediately. Reviews may remain visible but will be anonymized.
14. Governing Law

These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict of law principles.
14.2 Dispute Resolution
Any disputes shall be resolved through binding arbitration in accordance with the American Arbitration Association rules.
14.3 Class Action Waiver
You agree to resolve disputes individually and waive any right to participate in class action lawsuits.

Either party may seek injunctive relief in court for intellectual property violations or data breaches.
15. Changes to Terms

- Changes take effect 30 days after notification
- Continued use after changes constitutes acceptance
If you disagree with changes, you should discontinue use and close your account.
